- Prepare particulars of the property and advertise through our lettings brochure
- Erect a "To Let" marketing board at the property
- Advertise your property on our own website www.hmlettings.co.uk
- Advertise your property on other internet based property portals
- Advertise your property through the local newspapers as required
- Search our database for any suitable matching tenants
- Accompany prospective tenants when they view the property
- Apply for and obtain employment, landlord & credit references on each tenant
- Prepare the tenancy agreement
- Prepare an Inventory and Schedule of Condition of the property’s fixtures and fittings
- Collect one months rent together with a deposit / bond from the tenant/s
- Arrange and co-ordinate the tenants occupation of the property
- Advise the Council Tax office, water authority and gas & electric supplier of the ingoing tenant(s) details
- Collect rent from the tenant, usually on a monthly basis by standing order mandate
- Forward the rent balance to you
- Prepare and forward to you monthly statements detailing payments received
- Conduct regular inspections of the property and forward an inspection report to you
- Arrange for necessary repairs to be dealt with as per your instructions
- Arrange renewal of the tenancy at the end of the term and review the rent if necessary
- Issue legal notices necessary for you to gain possession of the property, if necessary
- Co-ordinate with you the re-advertising of the property should a tenant wish to vacate
- Co-ordinate with tenants with regard to showing prospective tenants around the property
- Upon termination of the tenancy co-ordinate the tenants vacation of the premises
- At the end of the tenancy conduct a full property inspection and inventory check
